Annotation tools
Partly availableSome of what this page describes is in DimSum today and some is still coming. Parts marked Coming are designed but not built yet.
Highlights, highlighter strokes, notes (RFIs with replies), text boxes, callouts, dynamic stamps, revision clouds, Detail Callout buttons and page links for marking up, navigating and communicating on plans.
Overview
Most are markups: no quantities or costs. (The exception: a Detail Callout can carry a count.) Several are dynamic, pulling live values like {User > Initials}, {Level > Name} or today's date from the Property System.
Where to find it
- Annotate ribbon tab: Highlight (box), Highlighter (freehand), Note, Text Box, Callout, Stamp, Revision Cloud, Detail Callout, Page Link.
- Until the ribbon comes: Markup ▾ in the canvas tool strip, after Page ▾: Dimension Line
D, HighlightY, TextT, NoteShift+N, Cloud (no key), then Stamp ▸ (Shift+S) with the list of stamps, then the Show switches. While a markup tool is armed the button is lit and reads the tool's name (Highlight); Select isn't lit. The same tools are on the canvas right-click menu, on an empty spot, with Stamp… and Show or hide markups…. - Shortcuts:

All tools follow Shared tool behavior: left-click places, Backspace picks up the previous point, Enter/double-click finishes, Esc stops the tool, right-click opens the context menu, right-/middle-drag pans. Snapping, handles, undo, common properties and the context menu work the same everywhere.
The five markups
What follows holds for all five; each tool's own section below says what's particular to it.
- An outline drawn by clicks (a Highlight or a Cloud) is saved once, when it closes, as one Undo. Three corners at least: fewer, and it says A Highlight needs three corners, so nothing was drawn.
- Stamps are placed upright on screen (on a turned page too), then turn with the sheet like the rest of it.
- While you type a Text or a Note, the editor's text is at least 11 px on screen, however far you're zoomed out.
- Deleting takeoff and markups together takes two Undos: one for the takeoff, one for the markups.
- Known gaps: a cloud's revision tag can't be dragged yet (it sits at the top-right corner); a markup's properties open in their own panel, not the Properties panel; hidden markups show greyed in the tree's Markups group rather than in a hidden group of their own.
Drawing and editing:
- Left-click places, right- or middle-drag pans, and
Escstops, keeping everything. Nothing is a draft. With nothing being drawn,Escputs the tool away, then lets go of the selected markups. - Each placement, drag or change is one Undo, with its name in the Undo History: Add Highlight, Resize Highlight, Edit Note, Resolve Note, Turn Stamp, Change Highlight colour. A slider gives one Undo when you let go.
Ctrl+Hhides andCtrl+Llocks the selected markups (Hide Highlight, Lock 3 markups);Ctrl+Lon markups that are all locked unlocks them. A locked markup refuses to be moved, edited, deleted or restyled, and says so: Highlight is locked. Unlock it to change it. It can still be hidden, shown or unlocked.Deleteremoves the selection (Delete Highlight, Delete 3 markups).- Right-click a markup for its menu: Properties… (or double-click), the kind's own entry (Resolve note / Reopen note, Freeze values / Unfreeze values, Show revision tag / Hide revision tag), Restyle to defaults, Hide, Lock / Unlock and Delete. With several selected, each entry acts on all of them as one Undo (Restyle 3 markups to defaults).
- Selecting: markups are clicked and box-selected like takeoff, and the selection is shared across both panes and the pop-out. A highlight or a cloud is picked by its edge, or inside it only where no takeoff is under the cursor — so a highlight never steals a click meant for a wall.
What they are, and aren't:
- None of them makes a quantity. They're never on the Estimating tab or in the legend.
- Nothing attaches to a takeoff item A markup sits on the page.
- Text Off hides only the plan's own text, never these.
- On a turned page each is drawn through the page's turn, so it stays on its spot of the sheet. Text boxes, stamps and clouds turn with the sheet, like the architect's own notes; a note's pin stays upright on screen.
- Draw order: highlights sit under the takeoff, so the plan and the takeoff read through them; clouds, dimensions, text, stamps and notes sit above it.
Their look:
- Sized on the sheet: text sizes and line weights are in points on the printed sheet. A markup zooms with the plan, like the architect's own notes, and prints as you see it.
- Each type has one default look, set in System Settings → Markups.
- A drawn markup keeps the look it was placed with. Change a default and the next one you draw takes it; the ones already drawn don't change, so a job reads and prints the same on every computer.
- Restyle to defaults catches drawn ones up: right-click a selection → Restyle to defaults (or the button at the foot of a markup's properties), or Apply to this job under that type's block on the Markups page. One Undo (Restyle 12 markups to defaults). A stamp takes its own stamp's look from System Settings → Stamps; one whose stamp has been deleted keeps its look, and DimSum says so. If a kind has no default to take, Restyle refuses and says Restyle has no defaults for ‹kind›.
Fields (in text and stamps): {Job > Name}, {Job > Job #}, {Page > Name}, {Page > Scale}, {Level > Name}, {User > Name} and {Today}, filled in live. A brace that isn't one of these is left as typed, so it shows on the sheet instead of vanishing.
- DimSum knows it from the moment it opens.
{User > Initials}waits for that page. {Today}is today's date, written like Oct 1, 2026.
Where they show:
- Project Tree: under their page, after the takeoff, in a collapsible Markups (n) group. Click one to select it and zoom to it; double-click opens its properties (Project Tree).
- Show switches — Dimensions, Highlights, Text, Notes, Clouds, Stamps and Takeoff lengths: at the foot of Markup ▾, or right-click an empty spot → Show or hide markups… (a panel headed View → Show). Each is a switch kept with the job's view state, not an Undo step, so a job opened elsewhere shows what it was saved showing.
- Print and Export PDF: an Include tick for each type, starting as the Show switches have it, drawn as vector over the plan (Marked-up plans).

Highlight (Box) — Y
How it looks
A semi-transparent filled rectangle: default yellow, 35% opacity, multiply blend so the plan stays readable underneath. No border by default.
How to place it
- Rectangle: press
Y, then drag from one corner to the opposite corner. - Polygon: press
Y, then click-click-click the corners;Enter/double-click or click the first point to close. The outline is saved once, when it closes (Add Highlight).
How it operates
Tints the area; the plan remains readable through it thanks to the multiply blend. It sits under the takeoff, and it's picked by its edge, or inside only where no takeoff is under the cursor.
How to edit it
Drag corner/vertex handles; drag to move; double-click for its properties: Colour, Opacity (%) and Border (a swatch, or No border). The defaults are in System Settings → Markups → Highlight.

Highlighter (Freehand)

How to place it
Arm Highlighter, then drag over the plan. Hold Shift for a straight stroke.

Quick emphasis of a note, a dimension string, a spec line or a wall.
Note — Shift+N
How it looks
A small colored pin / sticky-note icon on the plan, upright on screen. Click it and a note card opens with the text, the author, date/time and a status (Open / Resolved). The pin is orange while Open and green when Resolved.
How to place it
- Press
Shift+N(the shortcut moved fromN, which now starts a new section of the tool you're drawing, familiar), or Markup ▾ → Note. - Click the spot on the plan the note is about. The pin drops and the card opens.
- Type the note, e.g. "Beam size missing at stair opening — RFI to architect."
Escor a click outside saves it. Nothing typed is thrown away. While you type, the text is at least 11 px on screen.
How it operates
- The note appears in the Project Tree, under its page in the Markups group, with its first line, then its author, date and Open or Resolved.
- So is the date it was placed.
- Coming the Notes panel, where you can filter by open/resolved/author; replies, which make a thread on the note; and the Notes/RFI List report.
- On the print each pin is numbered, and the note texts are listed by number in a Notes box under the legend, with each note's status, author and date.
How to edit it
Double-click the pin (or its row in the tree) for its properties: By (author and date), Note (the text, Edit Note) and Status — Open or Resolved (Resolve Note, Reopen Note). Right-click → Resolve note / Reopen note does the same. Drag the pin to move it (Move Note). Each is one Undo.

Uses on a plan
RFIs, questions for the builder, reminders ("confirm window sizes with supplier"), estimator comments, handoff notes to a coworker when sharing the .dsum.
Text Box — T
How it looks
Text directly on the plan, with an optional border/background. Font, size, bold/italic, color, alignment.
How to place it
- Auto-width: press
T(or Markup ▾ → Text), click once, type. Enterstarts a new line.Escor a click outside finishes, keeping the text. While you type, the text is at least 11 px on screen, so it can be read at any zoom.
How it operates
Dynamic text: type property references in braces and they fill in live, e.g. Level: {Level > Name} — Scale: {Page > Scale} → Level: Main Level — Scale: 1/4"=1'-0".
The text is sized on the sheet (10 pt by default), so it zooms with the plan and turns with a turned page, like the architect's own notes.
How to edit it
Double-click to edit the text in place (Edit Text); drag handles to resize the box. Its properties (right-click → Properties…) hold Text, Font (Sans-serif, Serif or Monospace), Size (pt), Colour, Style (bold, italic), Background (or No box) and Border (or No border).

Callout
ComingHow it looks
A text box with a leader line and arrow pointing at something.
How to place it
- Arm Callout.
- Click the target point (where the arrow points) first.
- Click the text location.
- Type the text.
How to edit it
Drag the arrow tip or the text box independently; double-click to edit text.
Properties
Text (dynamic references allowed), font, color, leader style/arrowhead, border/background.
Uses on a plan
"2x12 HEADER — VERIFY", pointing out a hold-down location, labeling a specific beam or opening.
Stamp — Shift+S
How it looks
A bordered rubber-stamp style graphic in its own colour at 60%, e.g.
- (The design notes also offered
REVIEWED by {User > Name} on {Today}as a sixth; it didn't ship. Make it as one of your own.) - Your own text stamps, with fields, made in System Settings → Stamps (below).
- Image stamps — a logo, a signature — come later.
How to place it
- Press
Shift+S, or Markup ▾ → Stamp ▸, or right-click an empty spot → Stamp…. A list of stamps opens: Stamp — pick one, then click the plan. - Pick a stamp.
- Click to place it, at its default size. It's placed upright on screen, even on a turned page; after that it turns with the sheet.
- Drag to move it, the handles to size it, the rotate handle to turn it (Turn Stamp).
How it operates
A placed stamp keeps its own copy of its text and look in the job, so the job prints the same on a computer that doesn't have that stamp. Editing the stamp in System Settings changes the next one you place, not the ones already placed.
Dynamic by default, freezable per placement. Fields stay live: a job runs for days, and when you print you usually want every stamp to show the same (current) date. Any single placed stamp can be frozen — right-click → Freeze values (or the Freeze values box in its properties) — which keeps the values it shows at that moment, for that placement only. Freezing one stamp never affects the others or the stamp in the library.
Use freeze for a sign-off you want on the record ("REVIEWED by ZB on 9/18"); leave it dynamic for everything else.
How to edit it
Drag to move, handles to resize, the turn handle to rotate. Its properties show what it Reads now, and hold Colour, Opacity (%), Turn (°) and Values: Freeze values. Freeze values turns a live stamp into a frozen one (Freeze Stamp values); Unfreeze values makes it live again and it re-resolves immediately (Unfreeze Stamp values).

Stamp library (System Settings → Stamps)
- Open System Settings → Stamps.
- Shipped with DimSum lists the 5 built-in stamps, read-only. Duplicate one to make your own from it.
- New stamp makes a text stamp: type its Text, use the field buttons (
{Job > Name}…{Today}) to put a field in, and choose its Colour, Border and Opacity, with a preview beside Save stamp. A brace DimSum doesn't know gets a warning — ⚠ {Crew} isn't a field DimSum knows, so it prints as typed — and a stamp with no text can't be saved. - Your stamps lists your own, each with Edit, Duplicate (its copy reads ‹text› (copy)) and Delete. Delete takes it off the list at once, with no confirmation; stamps already placed keep their text and look.
- Your stamps are kept on this computer, like the rest of System Settings, and show in
Shift+S's list in every job, after the built-in five.

Plan review status (APPROVED / REVISED), scope exclusions, sign-offs with initials and date, company branding on exported plan snapshots.
Revision Cloud
How it looks
A scalloped outline; the arc size is adjustable. Optional revision tag (a triangle with a number). By default red, 1 pt, with arcs 3/8" on the sheet (27 pt).
How to place it
Markup ▾ → Cloud, or right-click an empty spot → Cloud (it has no key). How you start tells it which shape you want:
- Rectangle: drag corner to corner.
- Polygon: click corners;
Enter, a double-click or a click on the first point closes it. It's saved once, when it closes. - Freehand: drag around the area — Coming.
The revision tag isn't placed with an extra click: turn it on in its properties (Revision tag: Show) or right-click → Show revision tag, and it sits at the cloud's top-right corner. Known gap: the tag can't be dragged yet.
How to edit it
Drag vertex handles; double-click for its properties: Colour, Weight (pt), Arc size (pt), Revision tag and Tag number (Revision tag 2 — Cloud). It's picked by its edge, or inside only where no takeoff is under the cursor.

Mark changes between plan revisions, flag areas re-taken-off after an addendum, highlight scope changes for the builder.
Detail Callout Button
What it is
A clickable button on a plan that opens a detail.
It works in two halves:
- The detail: on a detail page, you box a detail and give it a name ("Porch Post Base"). That saved box is a Detail.
- The callout: on any plan page, you drop a callout for that detail: a bubble that looks like a blueprint section/detail bubble. Clicking it opens the detail, zoomed to its box.
One detail can have many callouts (the same post base detail called out at every porch post). A callout can also carry a count, so the detail's items are counted where you place it. Callouts number themselves blueprint-style (3/A-501 = detail 3 on sheet A-501).
How it looks
- The callout (on plans): a round bubble split by a horizontal line, like a blueprint detail marker: the detail number on top (e.g.
3) and the sheet or short name below (e.g.A-501), with an optional leader/pointer to the spot it refers to and an optional name tag beside it ("Porch Post Base"). - On hover it highlights and shows a tooltip with the detail's name and a small thumbnail of the detail.
- If the callout carries a count, a small count badge shows next to the bubble (e.g.
×1). - The detail (on the detail page): a thin dashed rectangle around the detail with its name/number label.
- Details panel: a list of every saved detail with its name, number, source page and number of callouts.
How to place it (click by click)
Step A: create the detail (once per detail)
- Open the detail page (e.g. Page 5 – A-501 Details).
- Arm Detail Callout on the Annotate tab and choose Create Detail.
- Left-drag a box around the detail (e.g. the porch post base drawing and its title). Right-drag pans if you need to see more.
- A small dialog asks for the name ("Porch Post Base") and number. The number is filled in for you by blueprint-style auto-numbering: the next free number on that sheet, shown as
3/A-501(detail 3 on sheet A-501). You can overtype it, and the numbering scheme is configurable in Settings. The sheet reference defaults to the page's number (A-501). - Click OK. The detail is saved and appears in the Details panel.
Step B: drop callouts on plans (as many as you need)
- Open a plan page (e.g. Page 3 – A-101 Main Floor Plan).
- Drag the detail from the Details panel onto the plan, or arm Detail Callout → Place, pick the detail from the dropdown, and left-click where the bubble goes.
- (Optional) Left-click a second point to add a leader pointing at the exact spot (e.g. the post), or press
Enterto place the bubble without a leader. - The tool stays armed so you can left-click the next location for another callout of the same detail.

Step C (optional): make the callout count something
- Select the callout → Properties → Count → pick or create a Point tool instance (e.g. "Post Base – ABU66").
- Every callout of that detail placed on this page now adds 1 to that instance's Count (or the number you type for that callout).
How it operates
- Click a callout (with the Select tool) → the detail page opens in the active pane, zoomed to the detail's box.
Ctrl+click opens it in another pane (or a new split), so you can keep the plan in view. - Counts: a callout holding a Point tool instance counts like a placed point of that instance on the plan page where the callout sits, so it shows up under that page in the tree, on the Estimating tab and in reports. This respects the v1 rule that an instance lives on one page.
- One count instance per page: a detail called out on three pages gives three count instances, one per page. They roll up by name in reports and in the Estimating tab's Combine view, so the hardware total is still one line ("Post Base – ABU66: 14 ea") while each page keeps its own count.
- Renaming a detail updates every callout that points to it.
- Deleting a detail asks what to do with its callouts.
How to edit it
- Callout: drag it to move; drag the leader end; double-click to open its settings (detail, style, size, count); right-click for the context menu (Go to detail, Open in other pane, Properties, Delete…).
- Detail: double-click it in the Details panel to rename/renumber; select its box on the detail page and drag the handles to resize it; right-click → Show callouts lists every callout of that detail, each clickable.

Referenceable as properties (e.g. {Detail > Name}, {Detail > Number}) in labels and reports.
Uses on a plan
- Navigation: jump from each porch post on the plan to the post base detail, from a stair to the stair section, from a beam to its connection detail, without hunting through the Details section.
- Counting from details: 6 porch posts on the plan, each with a "Porch Post Base" callout that counts one ABU66 post base; the hardware list is right without a separate count.
- Customer-ready plans: callouts print on marked-up plans like the architect's own bubbles, so the builder sees which detail applies where.
- Review: the Details panel shows which details were never called out on a plan (0 callouts), a quick "did I miss something?" check.

Use a Detail Callout when you want a specific detail (and maybe a count); use a Page Link to make the architect's existing bubble ("3/A-501") or a note ("See S-201") clickable.
Page Link
How it looks
A clickable hotspot.
How to place it
- Arm Page Link.
- Drag a box over the detail bubble (e.g. "3/A-501").
- Pick the target page from a list (e.g. Page 12 – A-501 Details).
How it operates
Clicking the hotspot with the Select tool jumps to the linked page in the active pane; Ctrl+click opens it in another pane (the same rule the plan sets for Detail Callouts). Auto-detection of the architect's detail bubbles comes later.
How to edit it
Select it (click its edge or from the tree) to resize/move; change the target page in Properties.

Uses on a plan

Examples
- Bid review of a framing set: Highlight (yellow) the garage and bonus room as "our scope"; stamp the deck "BY OTHERS"; drop a Note "No beam size at stair — RFI" (Open); cloud the addendum change on A-102 with revision tag 1.
- Handoff to a coworker: send the
.dsum; they find the Open notes under each page in the tree and mark them Resolved. (Filtering in a Notes panel and answering in replies come later.) - Report snapshot: a Text Box
{Level > Name} — {Page > Scale}and a stamp of your own, "REVIEWED by {User > Name} on {Today}", appear on the marked-up page. - Restyling after a change of mind: halfway through a job you set the Highlight default to light blue in System Settings → Markups. New highlights are blue; the yellow ones already drawn stay yellow. Select them, right-click → Restyle to defaults, and they turn blue in one Undo.
- Porch posts: box "Porch Post Base" on A-501 as a detail; drop 6 callouts on the Main Floor Plan at each post, each counting one post base. Click any bubble to check the detail;
Ctrl+click to see it beside the plan. - Customer marked-up plan: walls color-coded with an auto legend, a custom info box with the customer's name and job #, a 3D screenshot from the Media panel placed in the corner, printed to PDF.

- Highlighter, Callout, Revision Cloud, Detail Callout and Page Link have no default shortcut; bind them in Settings → Keyboard Shortcuts. Every markup is also on Markup ▾ and the canvas right-click menu, so none needs a key.
- Build your Details panel while you set up pages (right after scaling); dropping callouts during takeoff is then one drag.
- 💡 Stamps stay dynamic, so a set printed today all carries today's date. If one stamp records a real sign-off, right-click it → Freeze values and it stops moving.
Rules, limits & edge cases
- Annotations never create quantities or costs, except a Detail Callout that you link to a Point tool instance (then it counts like a point of that instance).
- Auto-detection of the architect's detail bubbles (for Page Links or Detail Callouts) is later.
- A detail on a protected page is hidden until the project password is unlocked: the callout bubble still sits on the plan and asks for the password when clicked, and neither the detail nor its page appear in search, screenshots, 3D, "Show on plan" or printing until then. There is one password per project, it's optional and off by default, and it can't be recovered if forgotten.
- A Page Link whose target page is deleted.
- Page Text Off hides only the plan's own text; DimSum text boxes, callouts, notes and stamps stay visible.
- Markups are never in the legend and never on the Estimating tab.
- Refused, and said: a markup on a page that doesn't exist; a kind that isn't built yet (A Callout can't be placed yet: it comes in a later build.); a locked markup moved, edited, deleted or restyled (Highlight is locked. Unlock it to change it.); an outline with fewer than three corners; and Restyle for a kind with no default (Restyle has no defaults for ‹kind›.). Never silent.
- An older DimSum opening a job with the markups shows none of them and loses none: it doesn't read their table.
